Design Principals
The existing site is vacant and does not contribute positively to the area. The current proposal seeks to redevelop the site to deliver a high-quality mixed use development that will complement the regeneration of the Clyde Riverfront and bring a new community to the area.
The Proposals and Scope of Planning Permission in Principle
Following this public consultation process, TT Group intend to submit an application to Glasgow City Council seeking Planning Permission in Principle for mixed use development on the site.
The mix of uses being proposed include:
- Student accommodation;
- Residential (Build to Rent or private for sale); and/or
- Co-living (a modern form of housing where someone rents a room with communal shared facilities and amenities).
Alongside the above accommodation types, ancillary small-scale commercial space may also be proposed within the development which could include the potential for shops, financial, professional and other services (Class 1A); food and drink (Class 3), Business (Class 4), and Assembly and Leisure (Class 11) uses.
The proposals will also provide new public realm and open space, parking, access and opportunities for permeability and connections through the site.
The application will seek approval for ‘the principle’ of development only. Detailed design issues, such as how the building blocks will look etc will follow at a later date through a further (AMSC) application(s). The PPiP application will include a development framework/illustrative proposals to show how the site could be developed and to establish key design principles to guide detailed design matters.
In applying for a range of land uses, it is intended that the planning application will offer flexibility for the final mix of uses to be determined by future market interest.
Initial Site Strategy
Our vision for redeveloping the site is based on a strategy that anticipates the future wider redevelopment of sites to the north and east of the site, as well as MODA’s emerging AMSC proposals to the south. This ensures that the proposals reflect the emerging site context and do not prejudice the potential redevelopment of adjacent land as part of the area’s on-going transformation.
The site strategy approach considers the wider block as a whole, clarifying a hierarchy of key routes through the site and the possible location for taller buildings.
This study explored key considerations around:
- Quality of proposed public space.
- Street presence.
- Form arrangement in relation to adjacent scheme.
- Quality and logic of future connections through the block
- Way finding and forming a relationship with the immediate surroundings.
- Looking to complete the block established by the Lancefield Quay proposal.
- Using this block as an opportunity for a landmark building as a means of placemaking within the wider context.
- Forming a potential future connection between Elliot Street and Lancefield Street by establishing a clear width between blocks.
- Introducing a green boundary to the rear of the Lancefield development screening the parking provision and reinforcing the route through the site.
- Forming a ‘U’ shaped block to suggest future developments may close the loop as part of a cohesive wider urban block.
- Suggesting future developments to complete the urban grain.
